[The contractor] was quick to identify issues and received timely support from [Domokur & Associates] in working out solutions. The project team for the [Residence Hall Restroom Renovation], Phase 1 was able to successfully remodel the existing gang restroom facilities [in two residence halls] into (72) new individual restrooms, over $4 million dollars of work, in only (11) weeks of on-site construction.
Collaboration
Our team worked with the University of Illinois at Urbana-Champaign to provide full architectural, interior design and construction administration services. The scope of work included converting a number of existing multi-user restrooms into single-user restrooms at four residence halls, renovating 23 restrooms in four academic buildings, and upgrading nine elevators in five academic buildings. We created seamless lines of communication with the University and the design team at all phases of the project to deliver a successful renovation.
Concept
After performing an existing conditions assessment, the projects were prioritized and schedules determined. The restrooms in the residence halls were renovated and reconfigured to provide accessible accommodations, and improve privacy and comfort. In the academic buildings, restrooms were improved with new finishes, lighting, plumbing fixtures, mechanical, electrical and plumbing upgrades. They were reconfigured where required to meet code, accessibility, and program requirements, and each maintained the spirit and architectural character of each building. We modernized nine existing elevators to provide students and staff with attractive, code-compliant elevators with improved functionality and reliability.
Results
To ensure minimal interruption to student comfort, construction was completed in residence halls primarily during the summer breaks. This required us to be responsive, and provide direction quickly to contractors when conditions were discovered during construction. In the academic buildings, the restroom renovations were staged and designed so other restrooms were always available during the construction period. While completing the residence hall restroom project, we were awarded the academic buildings’ restroom and elevator projects. We were happy to learn that we were awarded this contract largely due to our successful work and strong collaborative relationship with the University.
